What does it cost to floor a 2,000 sq ft house in 2026?
Whole-house pricing is just per-square-foot rates multiplied by the footprint — the decisions that move the total are material, quality tier, and how much of the old house needs prep. We ran five complete scenarios from our rate model at exactly 2,000 sq ft so you can see where the money goes. Each total is an installed estimate rounded to the nearest $25, not a quote.
What do five realistic whole-house budgets look like?
Same house, five strategies. The math column shows the multiplication — every number is a rate-model constant, nothing estimated by hand:
| Scenario | All-in $/sq ft | 2,000 sq ft total (math) |
|---|---|---|
| 1. Budget laminate Economy tier, whole house | $4.55–$14.40 | 2,000 × $4.55–$14.40 = $9,100–$28,800 |
| 2. Mid LVP whole house Standard tier vinyl plank | $7.93–$12.03 | 2,000 × $7.93–$12.03 = $15,850–$24,050 |
| 3. LVP + tile in wet areas Standard LVP in 1,400 sq ft + standard tile in 600 sq ft (baths, laundry, kitchen) | (1,400 × $7.93–$12.04) + (600 × $9.67–$14.29) | $16,900–$25,425 |
| 4. Premium hardwood Premium tier, whole house | $25.55–$32.40 | 2,000 × $25.55–$32.40 = $51,100–$64,800 |
| 5. Mid LVP + removal & prep Scenario 2 plus old-floor removal ($0.50–$2.00/sq ft) and subfloor prep ($1.00–$3.00/sq ft) across all 2,000 sq ft | $15,850–$24,050 + 2,000 × $1.50–$5.00 | $18,850–$34,050 |

Where does the money actually go?
In scenario 2, the standard-tier LVP itself accounts for $3.88–$5.13 of the $7.93–$12.03 all-in rate, labor $3.50–$4.50, and underlayment plus trim the rest. Multiplied out at 2,000 sq ft: about $7,750–$10,250 of plank, $7,000–$9,000 of labor. Neither line is negotiable to zero — but tier choice moves the materials line far more than the labor line, which is why scenario 1 and scenario 4 differ by $55,700 at the extremes.
Prefer per-material math? Run the same model at your size: 2,000 sq ft laminate cost, 2,000 sq ft LVP cost, or 2,000 sq ft hardwood cost.
What changes the total besides material choice?
Three things our model can price, and two it honestly cannot:
- Quality tier — the economy-to-premium span alone is the difference between scenario 1 and scenario 4.
- Removal — $0.50–$2.00/sq ft; at 2,000 sq ft that is $1,000–$4,000 on its own.
- Subfloor condition — leveling and repair at $1.00–$3.00/sq ft; nobody can quote this before demo day, only price the range.
- Region — labor rates vary by market; our rates are national-model ranges (see the state pricing page for context).
- Stairs and pattern layouts — priced per step or per layout, not per square foot; we do not model them here.
What we don’t know
We cannot see your subfloor, your market’s contractor availability, or this month’s local promo pricing — and no per-square-foot model should pretend to. Use these five scenarios as the sanity-check band for whole-house bids, then get a fair-price estimate before signing anything.
Frequently Asked Questions
How much does it cost to floor a 2,000 sq ft house?▼
With standard-tier vinyl plank throughout, our Sept 2026 model puts a 2,000 sq ft house at $15,850–$24,050 installed. Budget laminate across the same footprint runs $9,100–$28,800; premium hardwood reaches $64,800. Removal and subfloor prep add on top.
What is the cheapest way to floor a whole house?▼
Economy laminate is the least our model will honestly price: about $4.55 per square foot all-in, or roughly $9,100 across 2,000 sq ft. Carpet in bedrooms can trade against laminate; both sit below LVP and tile. The cheapest line item to cut is pattern layout — straight-lay keeps labor at the low end.
How much do removal and subfloor prep add?▼
At 2,000 sq ft, removing the old floor adds $0.50–$2.00 per square foot — $1,000–$4,000 — and subfloor repair or leveling adds another $1.00–$3.00, or $2,000–$6,000. Together they can approach the cost of the new floor's materials.
Is it cheaper to use different flooring per room?▼
Usually yes, if the mix trades expensive area for cheap area. Our worked mix — standard LVP in living areas with standard tile only in wet rooms — lands at $16,900–$25,425, versus tile everywhere. But every extra material adds transition strips and seam labor, so two materials is typically the sweet spot.
